Frequently Asked Questions: Housing Development Requests, Intake and Community Roundtable
Until when will you not be processing new housing development requests?
We will not be processing any new housing development requests until January 1, 2027. The exception to this is Appeltern.
This measure will help us first properly process the current housing construction applications and review housing policy.
Are there any exceptions to the rule that housing construction requests will not be considered?
Yes. The decision not to process applications applies only to new housing construction requests, with the exception of housing construction requests in Appeltern. We will process those.
We will continue to process requests related to, for example, recreational activities, commercial use, or the repurposing of vacant agricultural buildings (VAB).
For more information, see " Extension of the temporary moratorium on new housing construction applications."
Can I file an objection to the decision not to process housing applications?
No. This is not a decision in the legal sense. Therefore, you cannot object to it.
What exactly is the intake table?
The intake meeting is an internal consultation within the municipality.
Here, we discuss whether a request aligns with our policy and whether it is appropriate. Only requests that we deem appropriate may be developed further and—if necessary—discussed at the community roundtable.
What exactly is the environmental roundtable?
The Environmental Review Committee is a consultative body comprising advisors from the municipality and other organizations, such as the Rivierenland Water Authority and the Rivierenland Environmental Service. Together, they assess whether your request is feasible and whether it fits well into the surrounding area.
Do I have to pay to have my request reviewed?
Yes. You pay a fee for both the intake and the community consultation:
- Intake table: €512.50 (2026)
- Environment Committee: €4,676.75 (2026)
Do I need to submit a request first before I can apply for a permit?
Yes. For complex requests, it is important that you submit an initial inquiry first. This allows us to assess whether your request has a good chance of success. Only then should you submit the formal application.
Can I discuss my request directly at the community meeting?
No. We first discuss every request at the intake meeting. There, we assess whether your request is appropriate and whether it can be further developed. Only then, if necessary, can it be discussed at the community meeting. Therefore, you cannot submit a request directly to the community meeting.
How do I know if my request is simple or complex?
We will assess this after you have submitted your request. Among other things, we will consider the implications for public spaces, policies, and procedures.
