Municipality extends temporary halt on new housing applications
On June 24, 2025, the Municipal Executive decided to extend the temporary suspension of new housing construction applications until January 1, 2027. This means that we will not be processing any new housing construction applications for the time being. We will, however, be processing other applications from July 1 onwards.
Why this measure?
In the municipality of West Maas en Waal, around 1,200 homes are currently in preparation or under construction. The expected housing demand until 2045 is approximately 1,170 homes. This means there is sufficient supply to meet local demand.
In order to actually realize these plans, the municipality will focus primarily on developing and implementing existing projects in the coming years. We will also use this period to further refine important policy choices and substantive preconditions. This will enable us to continue building a good and future-proof living environment.
Measure applies only to new housing construction requests
This measure applies exclusively to new housing construction requests. Existing requests that are already being processed or have already been approved in principle will continue to be processed as usual.
Requests that we do process
From July 1, 2025, we will resume processing the following types of spatial requests:
- Recreation & tourism
- Activity
- Education
- Requests through the VAB policy
- Conversion of (agricultural) farmhouses into regular homes
- Care-for-each-other homes and informal care homes
- Residential care initiatives
- Housing division
- Housing for international employees
- Crisis situations
- Requests in which the municipality has taken an active role
New procedure effective July 1, 2025
As of July 1, 2025, a new procedure will apply for submitting and processing spatial planning requests. This approach is more in line with the Environment Act, ensures early coordination with advisors, and gives participation a more important place in the process. This will help us avoid unnecessary extra work.
