What is the Future-Proof Living Loan?

You are a homeowner in our municipality and you want to save energy or make your home more sustainable. For example, by insulating it or installing solar panels. Perhaps you also want to make adjustments to your home so that you can continue to live there as you get older. For example, by creating a bedroom and bathroom on the ground floor. The Future-Proof Living Loan makes this possible for you!

Loan via the Dutch Public Housing Incentive Fund

Together with the Province, we offer the option of taking out an attractive loan to improve your home: the 'Future-Proof Living Loan'. We provide the Future-Proof Living Loan through the Dutch Public Housing Incentive Fund (SVn). You can find more information about the Future-Proof Living Loan on the SVn website.

You can use the loan if you:

  • You want to make your home more sustainable;
  • Want to remove asbestos from the roof;
  • You want to repair the foundation;
  • You want to take measures to make your home suitable for all stages of life.

However, you must always implement at least one energy measure. An energy measure could be roof insulation or solar panels, for example. You can find more examples in the list of measures for Future-Proof Living Loans.

Applying for the loan in steps

  1. Determine which loan best suits your needs.
    • Individuals: There are three types of loans. Not sure which type of loan best suits your situation? Contact your financial advisor.
    • Homeowners' association: There are two types of loans. Not sure which type of loan best suits your situation? Contact your financial advisor.
  2. Choose which measures you want to take. You must always take at least one energy measure. Not sure which sustainability measure is best for you? Then contact the Energy Desk of the municipality of West Maas en Waal.
  3. Fill in the online application form. Include a budget (quotations and/or plan of action with cost estimate). Do you need an environmental permit? If so, please include this as well.
  4. The municipality of West Maas en Waal will assess your application within eight weeks. You will receive a letter informing you whether your application has been approved or requesting further information. If your application has been approved, the letter will explain how to take out the loan with SVn (Stimuleringsfonds Volkshuisvesting).
  5. SVn will conduct a credit check and send you the loan offer.
  6. You sign the agreement for the SVn loan and return it. Only then may you begin implementing the measures. You send in your invoices, which are then paid.

The main conditions are:

  • You own a property in the municipality of West Maas en Waal
  • Your measures always lead to energy savings. Possibly supplemented with lifetime suitability, asbestos removal, or foundation repair.
  • The work for which you are applying for the loan has not yet started or been completed.
  • Depending on the type of loan, the loan amount is:
    • For private individuals, a minimum of €2,500 and a maximum of €35,000.
    • For owners' associations, a minimum of €20,000 and a maximum of €2,500,000.

Environmentally friendly insulation

The province of Gelderland has requirements for insulation methods. If you, as a homeowner, want to use (certain) insulation techniques, you must do so in accordance with the nature-friendly insulation protocol. Both homeowners and insulation companies have a duty of care to ensure that protected species are not disturbed.
