Inspiration List: Measures for the Future-Proof Housing Loan

General

  • The Future-Proof Housing Loan is designed to improve the quality of the housing stock. All applications are assessed for compliance with both the letter and the spirit of the program.
  • To be eligible for a Future-Proof Housing Loan for measures in categories 2, 3, and 4, at least one measure must be implemented from category 1.
  • This list of measures is intended as a non-exhaustive list of ideas. Other measures that, in the opinion of the municipal executive, demonstrably contribute to the objective of the ordinance—specifically, reducing energy demand, reducing the home’s CO2 emissions, or increasing the share of renewable energy sources in the home’s energy supply—are also eligible.
  • The costs associated with taking out a Future-Proof Housing Loan, such as advisory, notary, or closing fees, can be included in the loan amount.

Category 1: Energy Measures

Insulation

  • Roof, wall, cavity wall, floor, or ground insulation—where the insulation value meets the requirements for the ISDE subsidy
  • High-efficiency glass, window frame panels, and door insulation—where the U-value meets the requirements for the ISDE subsidy

Space heating

  • Infrared heating panels
  • Low-temperature central heating system (LTV) with a maximum design supply temperature (T_supply) of 55°C.
  • Heat pump
  • Water-side balancing of the heating system

Energy production

  • Solar panels
  • PVT panels
  • Charging station

Ventilation

  • System for heat recovery from wastewater or exhaust air—the heat recovery from ventilation air must achieve an efficiency of at least 90%. The heat recovery from the shower (or shower tray) heat recovery system must achieve an efficiency of at least 50%.
  • Demand-controlled ventilation

Hot water

  • Solar water heater
  • Career-oriented student

Energy Consulting and Monitoring

  • Customized consulting services—provided by a consultant affiliated with a company that holds a BRL 9500-02 certificate
  • An energy monitoring system that provides insight into a home’s electricity consumption and/or electricity generation

Category 2: Water conservation and climate adaptation measures

  • Water-saving toilet
  • System for collecting and using rainwater for toilet flushing and/or the washing machine
  • Permeable paving in the yard when replacing impermeable paving
  • Disconnecting rainwater drainage – by collecting rainwater (using a rain barrel connected to a downspout with an overflow), discharging it above ground on one’s own property (using green infiltration systems), or storing it (in surface water).
  • Green roof – equipped with a drainage layer and a protective/filter layer. When installing a green roof system, the importance of retaining and slowly releasing rainwater is adequately addressed by ensuring a minimum water storage capacity of 25 L/m² for an extensive green roof and at least 50 L/m² for an intensive green roof.
  • Green facade – with a minimum area of 5 m² for a single-family home and 10 m² for a commercial building. The green facade, vertical garden, or facade garden must be visible from a public space (e.g., from a street or square).

Category 3: Age-friendly measures

Structural modifications

  • Bedroom and bathroom on the ground floor
  • Expanding/adapting the bathroom for caregiving
  • Widening doors

Accessibility

  • Lowering thresholds or installing ramps
  • Bent door handles
  • Automatic garage door opener
  • Wall brackets
  • Automatic window opener for top-hung, bottom-hung, or casement windows (with remote control)

Electrical/Installations

  • Enough electrical outlets in easily accessible locations
  • Doorbell with sound amplification/light signal
  • Electronic lock
  • Key locker for home care

Stairs

  • Second handrail
  • Stairlift
  • Extend the stair railing
  • Milling anti-slip edges into stair treads

Bathroom and toilet

  • Non-slip tiles or a non-slip coating on existing tiles
  • Folding shower seat with armrests
  • Installing a raised toilet bowl (> 46 cm)
  • Install a folding grab bar next to the toilet

Kitchen

  • Single-handle kitchen faucet
  • Adjustable kitchen unit
  • Induction cooking instead of gas or electric

Home automation (smart homes)

  • Mobility monitoring using motion sensors and/or cameras
  • Pre-programming the oven, coffee maker, microwave, etc.
  • Opening doors with a cell phone
  • Video intercom with camera and display that forwards calls to a cell phone
  • Digital peephole
  • Wireless video door intercom.

Lighting

  • Light sensors
  • One switch for all the lights when going to bed or leaving

Security

  • Opening and closing locks by individuals with the appropriate key or tag
  • Fire or smoke alarm with an audible alert or a phone call to the fire department or security monitoring center, or activation of the sprinkler system based on smoke detectors
  • Security cameras for residential use
  • Locks and hardware with the Police Seal of Approval

Category 4: Other measures

  • Asbestos removal from the roof – have the asbestos-containing roof removed by a certified asbestos removal company
  • Demolition of dilapidated outbuildings
