Demolition notification for building or part of building
What is it?
You usually do not need a permit to demolish a building. However, you often do need to report the demolition.
Therefore, perform the Permit Check on the Omgevingsloket website. All demolition regulations are listed there.
Based on this check, you can submit the notification or apply for the permit. Use DigiD or eHerkenning for this purpose.
What should I do?
Report demolition
You must submit a demolition notification in the following cases:
- demolition will generate 10m3 or more of waste
- When demolishing, remove asbestos.
Demolition notification and permit
You will also need a permit in the following cases:
- demolition work on a recognized monument
- demolition work on a building in a protected town or village landscape
- demolition in violation of the environmental plan
If you also need a permit, you can apply for this at the same time as submitting the demolition notification.
Submit your notification at least 4 weeks before you want to start. In the following cases, you must submit your notification no later than 5 working days in advance:
- Your company is carrying out repair or renovation work on part of the building that contains asbestos. This only applies if the building is unnecessarily vacant during those four weeks or if its use is impeded.
- The landlord carries out maintenance work.
- The resident who has bonded asbestos up to a maximum of 35 m2 per plot. Consider the following:
- screwed corrugated sheets with bonded asbestos fibers (no roofing slates)
- floor tiles
- non-glued floor covering
After the demolition notification
- The municipality will send you a confirmation of receipt of the demolition notification.
- If your report is incomplete, you will be notified and will need to submit a new report.
- If your notification is complete, the municipality may impose conditions on the demolition work. You must comply with these conditions.
Report start and end of work
- Before you start demolition work, you must report this to the municipality. Do this at least 2 working days in advance.
- Once you have completed the work, you must also report this to the municipality. Do this no later than the first working day after you have completed the work.
What do I need?
Information required for demolition notification
- name and address of the owner of the structure to be demolished
- name and address of the contractor performing the work
- address, cadastral number, and type of structure
- the dates and times when you will be demolishing
- how you are going to demolish
- information about the waste materials and how you will dispose of them
Send reports with the demolition notification
When reporting demolition, you may also need to submit one or more reports. For example:
- (if you expect asbestos to be released) an asbestos inventory report from a certified asbestos inventory company
- a demolition safety plan: for safety at the demolition site
- a report of an acoustic investigation: to limit noise pollution
- a vibration study report: to limit nuisance caused by vibrations
Please note: An asbestos inventory report must always be included when dealing with a building constructed before 1994.
How long will it take?
Once you have submitted your demolition notification, you can start demolition after four weeks. You may only do so if you have not received any notification that your notification is not in order.
If you have submitted a demolition notification for work that you were required to report at least 5 working days in advance, you can start demolition after 5 working days. Unless you have been notified that your notification is incomplete. In that case, you must submit a new notification. The period will then start again.
If you have also applied for a permit, you will receive notification within 8 weeks. The municipality may extend this period by 6 weeks. Sometimes we need advice and permission from another organization (competent authority). This will add extra time to the process.
