Next Step for the Brouwershoek Housing Project in Beneden-Leeuwen
Whoon Project Development, TiBo Real Estate, and the municipality West Maas en Waal an important step in the development of the Brouwershoek housing project in Beneden-Leeuwen. Approximately 70 rental and for-sale homes will be built at this location, a large portion of which will be affordable and designed for lifelong living. The planning process is now entering a new phase.
On July 22, Whoon Projectontwikkeling, TiBo Vastgoed, and the municipality West Maas en Waal two agreements for the Brouwershoek housing development. The planned housing development is located at the corner of Brouwersstraat and Trambaan. The area currently consists of pastureland, an orchard, and a few agricultural buildings. The goal is to combine history with sustainable living in this location.
Whoon and TiBo formalized their partnership for the joint development of the area in an agreement. In addition, the developers and the municipality signed a letter of intent. In doing so, the parties expressed their commitment to further develop the plans for Brouwershoek.
Housing for Different Target Groups
The plans provide for approximately 70 homes, with a mix of rental and owner-occupied units. About 2 out of every 3 homes will be in the affordable housing segment. In addition, at least 1 out of every 5 homes will be designed to accommodate residents throughout their lives. This will create a diverse housing supply for various target groups.
Brouwershoek has long been considered a potential site for residential development. It aligns with the goals set out in the West Maas en Waal municipality’s environmental vision. The agreements reached in the contract form the basis for the plan’s further development.

Developer Whoon is also looking forward to the next phase of the project. In the coming period, the focus will be on further developing the plan, public participation, and the necessary studies. It is expected that a permit application can be submitted by the end of this year. After that, the plan development will enter a new phase.
