Young and old living together under one roof in Beneden-Leeuwen

The corner of Waterstraat and Van Heemstraweg in Beneden-Leeuwen finally Beneden-Leeuwen developed. The municipality West Maas en Waal recently signed West Maas en Waal agreement with the landowner and project developer, Elbers Landerijen B.V. At this location, Het Ouden Huis will build care cluster housing for seniors and studios for first-time buyers. The homes are expected to be available after the summer of 2025.

Housing Development Program

An apartment building with up to 38 care cluster units will be constructed. In addition, there is space for up to 10 studio apartments. The zoning plan also allows for associated facilities and a building for community purposes. The residential building with care cluster units is primarily intended for local residents. The studios are intended for young people. A large portion of the units will be rented at an affordable rate. Rental assistance may be available.

The Old House

Het Ouden Huis is a welcoming home for seniors—whether they live alone or with others, with or without a need for assistance or care, and with incomes ranging from the state pension to a middle-income level. Residents have their own rental units and can live their lives independently. If they need help or companionship, both are readily available. Het Ouden Huis is a cozy and safe place to live, offering attention and care. Het Ouden Huis also welcomes young people. They bring a fresh energy, connect with the residents, and lend a helping hand.

Zoning Plan

A zoning plan specifies how the land in an area and the buildings on it may be used. For example, an area may be “zoned” for businesses or, conversely, for residential use only. For this plan, the zoning must be changed to allow for (senior) housing. The zoning plan is available for public review through December 27.
