Historic farm gives way to future-proof housing in Alphen

Just outside the center of Alphen, at the site of the old farmhouse at Heuvelstraat 54, lies a unique opportunity for the village. The farmhouse was inhabited and used for many years by the De Leeuw family, who operated a fruit farm here. The farmhouse has been vacant for quite some time now. Initiator Reuvers Ontwikkeling & Bouw and the municipality of West Maas en Waal are now jointly taking a new step to give this piece of history a future-proof purpose.

Letter of Intent Signed

Last week, both parties signed a letter of intent. In doing so, they expressed their commitment to exploring together how approximately 29 new homes can be built on this site. This development will bring new construction to Alphen: a mix of housing types that will keep the village strong and vibrant. The majority of the plan consists of (affordable) housing for both first-time buyers and seniors. In addition, a portion of the homes will be social housing. This creates a mix that fits well with the scale of Alphen.

Space for the landscape and quality of life

The plan takes the surrounding area into careful consideration. For example, the rural atmosphere will be preserved by making room for an organic orchard. The new homes will be integrated in a way that harmonizes with the open landscape and the history of the site.

A development that suits Alphen

Alderman van den Boom is enthusiastic about this step: “This development offers Alphen great opportunity to grow in a way that suits the village. By providing housing for both first-time buyers and seniors, we are enhancing the quality of life and continuing to build a future-proof living environment. We are doing this carefully, in collaboration with residents and with an eye toward preserving the quality of the landscape.”

The project initiator will continue to develop the plan in the coming period. Studies will also be conducted to further refine the design. Public engagement is a key component of the next steps. The goal is to publish a design plan after the summer, which will allow the next step in the process to be taken.
