Soil investigation

What is it?

A soil investigation is sometimes necessary if you have construction or renovation plans. Soil investigations are also increasingly requested when buying or selling a home, commercial property, or a piece of land. A soil investigation reflects the quality of the soil at that moment.

Do you have a business or are you planning to start one? And do you need an environmental permit (formerly known as an environmental license)? If so, you will often also need to have a soil investigation carried out.

Soil testing may also be necessary in the following cases:

  • You use building materials, soil, or dredged material (not for private individuals)
  • The zoning plan is changing.

If the soil is not suitable for building a house, for example, additional soil testing and sometimes soil remediation will be necessary. For more information, see the Soil Remediation product.

How does it work?

You cannot simply conduct research in soil that does not belong to you. You always need permission from the owner. If the land belongs to the municipality, you must ask the municipality for permission.

What should I do?

Approach

What you need to bring or send with you depends on the environmental permit. It depends on whether it has been issued for environmental purposes only or also for construction. For more information, visit the Omgevingsloket Online (OLO) website at .

Term

The municipality will make a decision within 8 weeks of receiving your application. This period may be extended once.

Objections and appeals

You can object to the decision on your application. Do this within 6 weeks. If you disagree with the decision on the objection, you can appeal to the court.
