Splitting off and repurposing company housing
Do you own a company-owned home and want to split it off or repurpose it? Below you will find the options for each type of company-owned home.
By splitting off, we mean that the property is no longer part of the business.
When repurposing, the property is given a different function and can be used as a normal home.
The possibilities per type of company housing
A company house at a regular company
If the company residence is located on an industrial estate, separation and repurposing are not possible. This is because we want to offer companies the opportunity to develop. This applies to companies that fall within an industrial estate according to the environmental plan.
If the company residence is located in the center of a village, this has often developed over time.
Repurposing the business and the company-owned home is possible. Splitting the company-owned home from the business is also possible.
Relocating the business to an industrial park is preferred.
Company housing at a regular company in the countryside
These are non-agricultural businesses. These businesses often originated from an agricultural business. Initially as a secondary activity, later as a fully non-agricultural business.
Separation or repurposing of this type of business property is possible.
Company housing at an agricultural business
Agricultural businesses are mainly located in rural areas (riverbanks and floodplains).
- Does an agricultural business have animals? Then continuous supervision is necessary. Splitting off or repurposing a farmhouse is not possible in this case.
- For an agricultural business without animals, a company house is usually desirable for efficient business operations. However, it is possible to split off or repurpose this company house.
- Is there a second company residence? Then splitting it off is possible, just like repurposing it.
Company housing with a central function
Is it a company house in a central location in Beneden-Leeuwen and Dreumel? Then splitting and repurposing is possible.
Is it a solitary hospitality or retail destination? Often, these are indoor residences, and separation and repurposing are not readily possible. However, separation and repurposing are possible in these types of situations.
Company housing at a recreational business
There are a number of (large-scale) recreation companies that traditionally have company housing. Splitting off or repurposing these company homes is not possible.
New recreational destinations cannot claim company housing because it is not necessary to live near the company.
Company housing and the Environment Act
The Environmental Plan will specify the rules of use that apply to former company housing. The rules of instruction from the Quality of the Living Environment Decree (Bkl) also apply. These rules are aimed at former company homes on industrial estates and for hospitality and agricultural businesses. The rules are intended to protect all former company homes from the environmental impact of activities. Think of noise, vibrations, odors, and shadow flicker.
