What does this zoning plan cover?

The zoning plan makes it possible to build 65 homes on Industrieweg in Dreumel . The plan area is located on the west side of the town center Dreumel lies in the transition zone between the village and the rural area, along the Waaldijk. Currently, the plan area is a small-scale business cluster. To enable the residential development, the permitted uses of the business along the Waaldijk will be restricted.

What is the Visual Quality Plan about?

The Industrial Road, Dreumel Visual Quality Plan sets out the parameters for the desired spatial development, with a focus on the design of the homes to be built. Together with the zoning plan, the Visual Quality Plan is the legal document that outlines the framework for the construction and development plans for this area.

The visual quality plan serves as the assessment framework for municipal and architectural reviews of building and design plans, as well as for the design of public spaces. The visual quality plan becomes part of the architectural guidelines, thereby making it binding on all parties. Under the guidance of the visual quality plan, (private) developers know in advance what quality requirements apply to the design of the buildings and public spaces.

How can you view the adopted zoning plan?

You may view the adopted zoning plan from March 13, 2025, through April 23, 2025, during business hours at the Customer Service Center in City Hall. Please remember to make an appointment at for this.

You may file an appeal through April 24, 2025

If you disagree with the municipal council decision municipal council are an interested party, you may file an appeal. Appeals should be filed with the Administrative Law Division of the Council of State, Postbus . Postbus , 2500 EA The Hague.

You may also file a motion for preliminary relief within the time limit. You should submit this motion to the Chair of this Administrative Law Division.

The zoning plan will take effect on April 25, 2025

The zoning plan will not take effect only if a request for preliminary relief is filed. In that case, the Administrative Law Division will first rule on the request for preliminary relief.

The Visual Quality Plan will take effect on Thursday, March 13, 2025

The Visual Quality Plan has the legal status of a policy rule. Pursuant to Article 8:3(1) of the General Administrative Law Act, no objections or appeals may be filed against the adoption decision. The Visual Quality Plan takes effect on the first day following its publication and will become part of the Building Standards Manual.
